Illinois Star, Ltd., REALTORS® (also referred to as “Illinois Star Realtors,” “Illinois Star, Ltd.,” “Company,” “we,” “us,” or “our”) operates this website located at IllinoisStarRealtors.com (the “Site”). By accessing or using the Site, you agree to these Terms and Conditions of Use and Privacy Policy (collectively, the “Terms”). If you do not agree, do not use the Site.
We serve home buyers and sellers throughout the City of Chicago and the surrounding suburbs (“Chicagoland”). We support Equal Housing Opportunity and adhere to professional standards including the REALTOR® Code of Ethics and applicable MLS rules, including those of MRED (Midwest Real Estate Data), as they apply to participants and subscribers.
1) Who May Use the Site; No Brokerage Relationship Created by Browsing
The Site is intended for individuals seeking general real estate information and property search tools. Using the Site does not create a client‑broker or agency relationship. Any such relationship arises only through a written agreement executed with Illinois Star, Ltd., REALTORS® and is governed by Illinois law (including broker‑agency duties under Illinois real estate laws). If you desire representation as a buyer or seller, please contact us to discuss written engagement.
The Site is not directed to children under 13, and we do not knowingly collect personal information from children under 13.
2) Acceptable Use; Prohibited Conduct
You may use the Site solely for personal, non‑commercial use to evaluate homes and real‑estate services in the Chicago metropolitan area. You agree not to:
Access, retrieve, or index the Site using bots, spiders, scrapers, or similar tools (except standard indexing by public search engines).
Bypass or interfere with security features or access controls.
Copy, reproduce, distribute, or publicly display Site content (including listing data and photos) beyond permitted personal, non‑commercial use.
Use the Site to send unsolicited commercial communications or to engage in discriminatory conduct prohibited by fair housing laws.
We may suspend or terminate access for any violation of these Terms.
3) MLS/IDX Data; Fair Housing; Local Compliance
IDX/MLS Data Use. Property information accessed through the Site (including via IDX) is provided for personal, non‑commercial use to identify prospective properties for purchase or rental. Without written permission, you may not reproduce, redistribute, or use listing data, photos, maps, or valuations for any commercial purpose, data mining, or compilation.
Accuracy/Timeliness. Property information may change without notice and is subject to prior sale, change, or withdrawal. We believe listing data to be reliable, but it is not guaranteed. Always verify details directly with the listing broker/agent.
Required Attributions/Notices. Where MRED or other MLS rules require specific on‑screen attributions or disclaimers, those must be displayed next to the relevant data.
Fair Housing. We do not knowingly publish or facilitate content that indicates any preference, limitation, or discrimination based on protected classes. We prohibit the use of the Site to engage in discriminatory advertising or steering. Report any concerns to us via the Contact page.
4) Intellectual Property; Trademarks
All Site content—including text, graphics, logos, photos, videos, software, and compilations—is owned by us or our licensors and protected by U.S. and Illinois law. REALTOR® is a registered collective membership mark owned by the National Association of REALTORS® and is used by members in good standing. Other marks and trade names appearing on the Site are the property of their respective owners and used for identification only. Except for limited personal use described above, you may not copy, distribute, modify, or create derivative works without prior written permission.
5) User Content; Feedback
If you submit content (e.g., inquiries, reviews, messages), you grant us a non‑exclusive license to use and display that content to operate and improve the Site and our services. You represent you have rights to the content and that it does not infringe others’ rights or violate law (including fair housing and privacy laws). We may remove unlawful or inappropriate content.
6) Digital Millennium Copyright Act (DMCA)
If you believe content on the Site infringes your copyright, send a written notice titled “DMCA Notice” including: (a) your signature; (b) identification of the copyrighted work; (c) identification of the material and its location on the Site; (d) your contact information; (e) a statement of good‑faith belief that use is unauthorized; and (f) a statement under penalty of perjury that the notice is accurate and you are authorized to act.

10) Disclaimers; Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, WE ARE NOT LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM OR RELATED TO YOUR USE OF THE SITE, EVEN IF ADVISED OF THE POSSIBILITY. SOME JURISDICTIONS DO NOT ALLOW CERTAIN LIMITATIONS; IN SUCH AREAS, OUR LIABILITY IS LIMITED TO THE FULLEST EXTENT PERMITTED BY LAW.
11) Indemnification
You agree to defend, indemnify, and hold harmless Illinois Star, Ltd., REALTORS® from claims, losses, liabilities, damages, and expenses (including reasonable attorneys’ fees) arising from your violation of these Terms or misuse of the Site.
12) Governing Law; Venue; Dispute Resolution
These Terms are governed by the laws of the State of Illinois, without regard to conflict‑of‑laws principles. For any dispute not subject to arbitration, exclusive venue lies in the state or federal courts located in Cook County, Illinois, and you consent to personal jurisdiction there.
Arbitration and Class Action Waiver (Site Use Only). Except where prohibited by law, any dispute arising out of or relating to the Site or these Terms (not your separate brokerage agreement, if any) may be resolved by binding, individual arbitration administered by a recognized arbitration provider. You and we waive class actions and jury trials. You may opt out of arbitration within 30 days of first accepting these Terms by emailing [email protected] with subject “Arbitration Opt‑Out,” including your name and the email/phone used on the Site. This section does not limit any arbitration obligations REALTORS® may have with other REALTORS® under professional standards.
13) Changes to the Terms
We may update these Terms from time to time. The “Effective date” above shows when they were last revised. Material changes will be reflected on this page. Continued use of the Site after changes means you accept the updated Terms.
